This information aims to help you complete a CoRD Holder Consent (Third Party Consent) in PEXA. There are three different consent types:
- Transacting party consent – used by a participant in a transaction, such as a discharging mortgagee, or an incoming mortgagee for an unencumbered land title.
- Third party consent – used by a CoRD holder that is not a transacting party, such as a first mortgagee consenting to a second mortgage to a different mortgagee.
- Conversion to No-CT – used by an eligible mortgagee to convert a CT to an electronic Certificate of Title (eCT) without a transaction.
The information on this page is only relevant to third party consent.

Document to which Consenting Party consents
You must specify the type of document that you are consenting to.
External instrument – to consent to the registration of paper registry instruments that have been or will be lodged separately.
- If the instrument being consented to has been lodged, the dealing number of the registry instrument must be stated.
- If the instrument being consented to has not been lodged, the party details of each party in each paper registry instrument must be stated.
- If you are consenting to more than one registry instrument, e.g. a lodgment case containing three leases, you must specify details of each registry instrument, not just one lease.
- Instrument in workspace – to consent to the registration of electronic registry instruments in a lodgment case.
Plan – to consent to the registration of paper registry plans and e-plans that have been or will be lodged.
- If the plan being consented to has been lodged, the plan number must be stated.
- If you are consenting to more than one registry plan, you must specify the details of each plan, not just one plan.
Each land title reference used in the consented transaction must be added to the CoRD Holder Consent.
The type of CoRD evidence stated for each land title reference must be either:
- Duplicate Certificate of Title. The CT issued for the land title must be in the legitimate possession of the subscriber or
- Named in CoRD Record in Land Title. The land title must show an eCT in the name of the consenting party.
If the CoRD evidence type for each land title reference is Duplicate Certificate of Title, the following CoRD evidence details must be provided:
- edition number of the current CT (if stated). Enter ‘0’ if the CT is a Volume and Folio
- date of issue of the current CT (if stated). Enter ‘0’ if the CT is a Volume and Folio.
- Certificate Authentication Code (CAC) of the current CT if the edition date is after 1 January 2004.
The full name of the consenting party represented by the subscriber must be stated.
If the CoRD evidence type is Named in CoRD Record in Land Title and the consenting party name differs from the name of the CoRD holder shown in the eCT, a justification is required, see Justification for a name discrepancy.
