A CoRD Holder Consent (Third Party Consent) is lodged to consent to the registration of paper registry instruments when:
- no certificate of title (CT) has issued for the current edition of the folio
- the first registered mortgagee holds an eCT for the land title and
- is not involved in the transaction.

Lease
- The mortgagor (registered proprietor) has leased their property.
- The first mortgagee is not a party to the transaction and lodges a CoRD Holder Consent (Third Party Consent) through an ELNO to consent to the paper lease.
- The lessee or their representative lodges the paper lease.
Deposited plan
- The mortgagor (registered proprietor) wants to subdivide their land.
- The first mortgagee is not a party to the transaction and lodges a CoRD Holder Consent (Third Party Consent) through an ELNO to consent to a deposited plan.
- The registered proprietor or their representative lodges the plan.
Strata plan
- The mortgagor (registered proprietor) wants to register a strata plan.
- The first mortgagee is not a party to the transaction and lodges a CoRD Holder Consent (Third Party Consent) through an ELNO to consent to a strata plan.
- The registered proprietor or their representative lodges the plan.
Second mortgage (where second mortgagee is different to first mortgagee)
- The mortgagor (registered proprietor) is taking out a second mortgage with a different mortgagee.
- The first mortgagee is not a party to the transaction and lodges a CoRD Holder Consent (Third Party Consent) through an ELNO to consent to the paper mortgage.
- The incoming mortgagee lodges a paper mortgage.
Discharge of second mortgage (where second mortgagee is different to first mortgagee)
- The mortgagor (registered proprietor) has repaid their second loan.
- The first mortgagee is not a party to the transaction and lodges a CoRD Holder Consent (Third Party Consent) through an ELNO to consent to the paper discharge of mortgage.
- The second mortgagee lodges a paper discharge of mortgage.
Change of name
- The mortgagor (registered proprietor) wants to change their name on the land title.
- The first mortgagee is not a party to the transaction and lodges a CoRD Holder Consent (Third Party Consent) through an ELNO to consent to a change of name.
- The registered proprietor or their representative lodges the paper change of name.
Notice of death
- One of the mortgagors (a registered proprietor), who are joint tenants, is deceased.
- The first mortgagee is not a party to the transaction and lodges a CoRD Holder Consent (Third Party Consent) through an ELNO to consent to a notice of death.
- The surviving registered proprietor(s) or their representative lodges the paper notice of death.
