A Strata plan must show a Schedule of Unit Entitlement and the Schedule of Unit Entitlement is shown on the common property title created from a Strata plan.The Schedule lists all the lots contained in the Strata plan with the unit entitlement of each individual lot. The aggregate unit entitlement, i.e. the sum of all the entitlements, is also shown.

The Schedule of Unit Entitlement may be changed by:

• conversion of a Strata lot to common property
• an Order by the Civil and Administrative Tribunal
• a Request form 11R - If at the conclusion of a development scheme the owners corporation considers that the schedule of unit entitlement does not reflect the market value of the lots, a revised schedule of unit entitlement may be lodged (see s.90 Strata Schemes Development Act 2015). A certificate signed by a qualified valuer certifying that the unit entitlements of the lots are apportioned on a market value basis must be furnished see Approved Form 18 (PDF 130 KB) or
• a Strata plan of subdivision or consolidation.
